What is a Gas Safety Certificate?

Any landlord that has a property to let must, unless the Gas Safety Regulations or 1998, ensure that all gas appliances, flues, chimneys and fittings in their property are working safely and efficiently. To do this, you must have an annual gas safety check completed by a Gas Safe Engineer and then provide the tenant with a copy of the certificate each year.

Legally, you have to have an accurate and up to date Landlord Gas Safety Record that is supplied to your tenants within 28 days after a Gas Safety check has been completed or when they first move into your property.


How Does Gas Safety Certification Work?

When it’s time for your annual Gas Safety check, a Gas Safe registered engineer will visit the property and test any gas appliances that you may have to ensure that they are safe for use. These checks include making sure that each gas appliance is:

  • Setup correctly and properly adjusted
  • Appropriate for the room it is housed in
  • Stable and properly fitted so that it connects to the pipework properly.
  • Fitted with adequate air supply
  • Functioning correctly
  • Working properly with the flue, vents or chimney that it is set up to work with.

In addition, the engineer will ensure that there are no gas leaks in the property and check the pipework to ensure it is in the best possible condition.
Once everything has been checked, you will get a certificate if it passes or a failure notice that gives you the items that need to be repaired or replaced before a certificate can be issued.
