Rental Valuation
We will send a Lettings Manager to meet you at your property and have a look around and to advise you of anything we feel you might need to do before letting the property. We provide an idea of the monthly rental you might reasonably expect in the current market. This visit will also allow us to answer any questions or queries you might have about the rental of your property.

Marketing
Nowadays, the internet is where people search for properties to rent. Approximately three quarters of all our enquiries come from internet advertising. Consequently, we not only advertise To Let properties on our website, but also on property portals and social media.

Accompanied Viewings
Seven days a week accompanied viewings till 8:00 PM. We carry out all viewings on your behalf, potential tenants seem to be more relaxed in this situation. If you still live at your property, we will always contact you to arrange a convenient time to suit you and the tenant.

Tenancy Agreement
Before any tenant moves in, they will be asked to sign an assured shorthold tenancy agreement. This usually lasts for 6 or 12 months and we would require your guidance on the preferred term. After this period, you will be given the option of offering a renewal or seeking a new tenant.

Collection of Initial Rent and Deposit
Before a tenant moves in, we will collect the full deposit and the first month’s rent from them. The balance of the first month’s rent will be paid over to you shortly after they move in. Depending on whether you opt to hold your own deposit, this may also be paid over to you, subject to it being correctly registered with one of the recognised deposit schemes.

Move in Procedure.
At this point we agree with the tenant to collect the keys from our office, provide your contact details for any future issues and your banking details to allow them to set up a standing order for future rent payments.

Over professional service fees
Our typical charge for the Let Only service is the equivalent of three weeks rental payment of the agreed rent.

Optional services
Tenant Evict – £110 including tenant referencing and covers legal costs to obtain possession should a tenant fail to pay the rent. Please click here for more information

Energy performance certificate (Valid for 10 years) – £70
Electrical Condition Inspection report (Valid for 5 Years) – £140.00
Inventory – £100 Before the tenant moves in we produce an inventory report, listing any items in the property, visible defects supported by photos.
Landlord’s Building & Contents Insurance – A quote can be requested.
